A local realtor needed a lakefront property camera-ready before listing photos. House, composite decks, the dock, walkways and concrete — all of it, on a deadline.
Everything the Camera Was Going to See
This one came to us through Lakeside Landscapes. It was their client, they secured the job, and we worked the cleaning together. The property was going on the market and the listing photos were already scheduled, so the whole exterior needed to be camera-ready by a fixed date — not just the parts you notice from the driveway. Lakefront property is hard on an exterior. Humidity comes off the water year round, mature trees throw shade across the roofline and the north side of the house, and surfaces that never fully dry out grow algae and mildew far faster than an inland home would. Here it showed up everywhere at once: green across the covered concrete walkway, grime on the soffit and siding, composite decking gone flat gray, and a dock and ramp that had taken years of shade and splash. None of it was damaged. It just looked like nobody had touched it in a decade, which is exactly what a buyer scrolling listing photos would have read into it.

How We Did It
Walkthrough & Deadline Planning
We walked the property with Lakeside Landscapes and worked backward from the photo date. On listing prep the schedule is the constraint — the work has to be finished and dry before the photographer arrives, not the same afternoon.
Protection & Setup
Landscaping beds pre-wet and rinsed, fixtures and light housings protected, and runoff controlled on a property that slopes straight down to the water. Waterfront work needs more thought about where the rinse goes than an inland lot does.
Soft Washing the House & Decking
Siding, soffit and trim soft washed at low pressure so the cleaning solution does the work. Composite decking is durable but its surface can be permanently marked by too much pressure, so it gets the same careful treatment as the siding.
Surface Cleaning Concrete, Dock & Ramp
The covered walkway and concrete cleaned with a rotating surface cleaner for even results and no wand stripes. The dock, ramp and boathouse decking cleaned board by board down to the waterline.

Frequently Asked Questions
How far before listing photos should exterior cleaning be done?
Ideally a few days, not the same morning. Surfaces need to dry fully, and you want a little slack in case weather moves the schedule. Tell us the photo date when you call and we will work backward from it.
Can composite decking be cleaned, or does it just look like that now?
It can absolutely be cleaned. Composite goes flat and gray on the surface the same way most exterior materials do, and underneath that the original color is still there. What it cannot take is high pressure, which permanently marks the surface. Low pressure and the right solution bring the color back without that risk.
Do you clean docks and boathouses too?
Yes, and around Smith Mountain Lake it is a regular part of the job. Dock boards, ramps and boathouse decking take constant humidity and shade, so they usually need attention before the rest of the property does.
