A brand-new triplex handed over covered in red clay and construction soil — siding, vinyl fence, concrete and asphalt cleaned in a single day alongside Blue Thumb Pressure Cleaning.
New Build, Old-Looking Finish
Everything on this triplex was brand new — the siding, the windows, the fence, the concrete, the asphalt lot. It just didn’t look it. Central Virginia red clay had been tracked and splashed across every low surface during the build, and the rear patios had taken the worst of it: broad orange staining bloomed across the concrete where runoff had sat. Anyone walking the property before turnover would have read it as a tired building rather than a finished one. We were brought in alongside Blue Thumb Pressure Cleaning to hand the builder a property that looked as new as it actually was.
The Results

How We Did It
Walk & Protect
We walked the property with Blue Thumb first thing, identified every stained area, and made sure new landscaping, fixtures and finished surfaces were protected before anything was applied.
Acid Treatment on Vinyl
Red clay and iron staining don’t come off vinyl with detergent alone. We used a low-pressure acid treatment on the siding and the vinyl fence to break down the iron in the clay, then rinsed it fully — no high pressure at any point.
Concrete Stain Removal
The broomed concrete patios got the same approach at working strength — an acid treatment to pull the embedded red clay out of the surface, dwelled and rinsed until the color came back even.
Water-Only Asphalt Rinse
The parking lot was rinsed with water only. New asphalt is still curing and doesn’t need chemistry — just enough flow to carry off the construction dust and dried mud without cutting into the surface.

Why a Builder Clean Isn’t Just a Wash

Frequently Asked Questions
Is an acid treatment safe on new vinyl siding?
Used correctly, yes — it’s the standard approach for iron and red clay staining, which ordinary detergent will not remove. It goes on at low pressure, dwells briefly, and is rinsed completely. The risk with acid is misuse: wrong dilution, letting it dry on the surface, or leaving it near glass and metal unrinsed. That’s why it belongs in trained hands and not on a rental machine.
Will every trace of red clay come out of the concrete?
Almost always, and it did here. But honestly: clay that has sat on porous concrete through a long build can occasionally leave a faint shadow that no amount of treatment fully lifts. We’ll tell you which it is when we look at it, rather than after.
Do you clean new asphalt the same way?
No. New asphalt is still curing, so it gets water only — enough flow to carry off construction dust and dried mud, and nothing that would cut into a surface that hasn’t fully set.
